Gunnison Market Snapshot
Bluebird yard signs are sprouting up all over Gunnison along with the bountiful wildflowers this summer season. Golf, trail and river activities are in full swing with warmer weather and abundant sunshine. Access to the region has been restored with the recent improvements to the Highway 50 bridge to Montrose over the Blue Mesa Reservoir.
The real estate market is very steady and stable in the Gunnison vicinity. Sales are tracking consistent with last year’s data and inventories of available listings are being absorbed with competitively priced offerings.
While the average inventory for land is increasing, residential listings remain lower with a supply of less than 12 months. 10 residential sales in the City in the first half of the year averaged a new high of over $660,000. 18 rural home sales reached a new peak of over $1.3 million on average.
Condominium sales diminished to 17 units averaging $385,000 due to a lack of available properties. There are currently only five condo units available. Land sales are steady with 12 sales averaging $320,000 and a healthy inventory of 39 available listings.
Five commercial properties transacted at a $612,000 average price as current listings dropped from 14 to 10 over the past year.

Crested Butte Market Snapshot
Summer is here and the floral display is above and beyond. Our sustained snowfall in the spring has brought an incredible wildflower season. The Fourth of July Parade included perfect bluebird weather and an abundant turnout.
Real estate sales in the first half of the year have shown steady improvement over last year. Inventory of available properties has risen to healthy levels and contributed to more activity, with 85 homes available as we start the third quarter. With 60 mountain condominiums and 149 land listings currently offered, the selection is better than it has been in five years.
Prices remain firm in most sectors, with the average price of a home in the Town of Crested Butte over $3 million and Mt. Crested Butte over $2 million. As demand for fine homes increases, there are currently 27 homes available, priced over $4 million with 13 sales over the past year.
Mt. Crested Butte condominium sales are steady with over 30 closings in the first half of the year averaging $580,000, and a 12 month supply of 60 units. Land sales are pacing modestly with 22 sales averaging $567,000 and 40 available tracts.
Bluebird leads the valley in available listings with over 110 properties, and sales to date with nearly 20% of the overall market and over $80 million in volume.
