Hello and Welcome to our July MindyLand Newsletter!

Our summer season is in full swing here in the Gunnison Country and the excitement around the valley is of the Blue Mesa bridge hopefully opening to one lane of traffic starting July 4th! The Highway 50 "Middle Bridge" has been closed since Thursday, April 18th so this is welcome news for travelers, visitors, and locals! Click here for closure details and travel times.

Gunnison and Crested Butte have plenty of fun activities not only for the July 4th celebration but Cattleman’s Days will follow on July 11, 12 and 13. The Crested Butte Wildflower Festival is July 12-21. I am super excited as I will be hosting 14 of my family members this month!

July is usually our busiest and most productive sales month. We are seeing more property listings coming on the market this year compared to summer 2023. Currently there are 61 properties under contract (according to our local MLS data) totaling $63,025,179. Mortgage rates have remained fairly consistent with the 30 year fixed rate currently at 7.597%.

Gunnison Market Update

From our MLS feeds we can see that here in the south end of the valley we closed out June with $46.7M in residential sales volume year to date; putting us $2.8M below the sales volume at this same time last year. Another $19.3M is currently under contract putting us on track for another incredible year in real estate!

This year’s average sales price is up an incredible 40.03% from $575,553 in 2023 to $805,951 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes and land now on the market.

Crested Butte Market Update

Sales in the north end of the valley have remained strong through the spring season. We closed out June with $107.7M in sales volume year to date. That puts us $28.6M over the sales volume at this same time last year with another $43.7M currently under contract.

The average sales price is up 5.1% from $1,297,129 at this time in 2023 to $1,363,236 in 2024 with available inventory still being the biggest challenge in the north end of the valley.
