Hello and Welcome to our June MindyLand Newsletter!

 

Summer arrived right on June 1st here in the Gunnison Valley. We’re always in high hopes it lands on a weekend! The days are definitely getting longer and warmer! The meadows are green, our leaves have returned to the trees and the rivers are at their bank high fullness. The buzz around the valley continues to be of the bridge closure just west of Gunnison. The Highway 50 "Middle Bridge" has been closed since Thursday, April 18th after multiple cracks were discovered. The good news is that the county is making significant improvements to the County Road 26 detour and more times have been added to the daily openings. In addition, the bridge is expected to open up to one lane of traffic by July 4th! Click here for closure details and travel times.

 

The local real estate market is ramping up for the busy summer selling season! Currently there are 41 properties under contract (according to our local MLS data) totaling $34,169,767. A MindyLand sale closes the end of this week and we will have more details for you soon. Mortgage rates have remained fairly consistent with a slight tick downwards this last week. The Feds have given no indication of significant rate drops anytime soon.

 

Lots of prospective buyers have indicated they will be visiting the Gunnison Country during the summer season and plan to look at property for sale. We’re gearing up for this busiest time of year, have new listings to introduce to the market and two more homes coming on within the next two weeks.

Gunnison Market Update

From our MLS feeds we can see that here in the south end of the valley we closed out May with $40.5M in residential sales volume year to date; putting us $5.5M above the sales volume at this same time last year. Another $13.3M is currently under contract putting us on track for another incredible year in real estate!

 

This year’s average sales price is up an incredible 58.7% from $554,387 in 2023 to $879,670 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes and land now on the market.

Crested Butte Market Update

Sales in the north end of the valley have remained strong through the spring shoulder season. We closed out May with $94.8M in sales volume year to date. That puts us $47.9M over the sales volume at this same time last year with another $20.9M currently under contract.

 

The average sales price is up 34.8% from $1,065,225 at this time in 2023 to $1,435,639 in 2024 with available inventory still being the biggest challenge in the north end of the valley.
