Spring is right around the corner with the equinox falling on March 19th this year. We continue to experience warmer than usual weather and the Gunnison River Basin snowpack is at 95% of normal as of March 1st. Data from the north end of the valley shows that visitor numbers will be on the rise again throughout March for the busy spring break weeks. Also, don't forget to set your clocks ahead one hour on March 10th for Daylight Savings Time!
Gunnison County property remains in high demand with the Gunnison area market continuing to outpace our neighbors in Crested Butte. Currently there are 38 properties under contract in our CREN-MLS system totaling $59,000,133. We are seeing more listings enter the market for the spring selling season. However, property inventory continues to be lower and one of the largest challenges for interested, highly qualified buyers ready to buy now. Mortgage rates have remained fairly consistent over the past couple of months. Today’s average for a 30 year fixed rate is 7.62% APR; up slightly from 7.428% APR at the beginning of February.

Gunnison Market Update
From our MLS feeds we can see that here in the south end of the valley we closed out February with $22.3M in residential sales volume year to date; putting us $11.4M above the sales volume at this same time last year. Another $9.5M is currently under contract putting us on track for another incredible year in real estate!
This year’s average sales price is up an incredible 65.3% from $455,979 in 2023 to $1,314,022 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes and land now on the market.

Crested Butte Market Update
Sales in the north end of the valley have remained strong through the winter season. We closed out February with $24.2M in sales volume year to date. That puts us $5M over the sales volume at this same time last year with another $49.5M currently under contract.
The average sales price is up 4.7% from $1,279,762 in 2023 to $1,342,466 in 2024 with available inventory being the biggest challenge in the north end of the valley as well.
