The big story this month: The Bridges of Gunnison County!
State Highway 50, running about 22 miles west of downtown Gunnison by Blue Mesa Reservoir, has been closed since Thursday, April 18th. Multiple cracks were discovered on the Middle Bridge, which is now over 60 years old, during a safety inspection by state engineers. The Federal Highway Administration and CDOT is putting our public safety first and foremost.
The significance of this primary thoroughfare within our transportation network cannot be overstated. Its closure reverberates throughout our local economy, affecting various stakeholders including our medical community, business owners, ranchers, athletes from middle schools, high schools, and WCU, tourists, long-haul truckers, and a considerable number of commuters residing in Montrose and neighboring communities but working in Gunnison. The biggest quandary: When will West Highway 50 re-open? Right now we have no answers. One bit of good news, beginning Friday, May 3, 2024 travel times for critical local traffic for the CR26 (Lake City cutoff) bypass will increase to four times daily. On the local real estate front: In this first quarter of 2024, we have watched a positive trend with increased sales and buyer confidence. Mindy is reporting a high sales volume with several successful closings in both March and April! Buyers are showing eagerness to make purchases despite higher interest rates but inventory remains sluggish. Currently 44 properties are under contract according to CREN-MLS data totaling $43,232,808. Mortgage rates remain consistent with a slight tick upwards this last month. Gunnison Market Update
From our MLS feeds we can see that here in the south end of the valley we closed out April with $35.3M in residential sales volume year to date; putting us $12.6M above the sales volume at this same time last year. Another $10M is currently under contract putting us on track for another incredible year in real estate!
This year’s average sales price is up an incredible 108.71% from $483,199 in 2023 to $1,008,484 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes and land now on the market.

Crested Butte Market Update
Sales in the north end of the valley have remained strong through the winter season. We closed out April with $74.4M in sales volume year to date. That puts us $39M over the sales volume at this same time last year with another $33.2M currently under contract.
The average sales price is up 37.5% from $1,104,591 at this time in 2023 to $1,518,686 in 2024 with available inventory being the biggest challenge in the north end of the valley as well.
