As we head into the fall "shoulder season" we tend to see a slow down in visitor traffic before things pick up again for the holidays. However, real estate sales has remained fairly steady. Currently there are 53 properties under contract (according to our local CREN MLS data) totaling $85,326,100. Mortgage rates have risen since last month with the 30 year fixed rate currently at 7.45%. Did you know you can follow every new listing from the Mindy-Land web site? Gunnison Market Update
From our local MLS feed we can see that here in the south end of the valley we closed out October with $92.3M in residential sales volume year to date; putting us $12.5M below the sales volume at this same time last year. Another $11.1M is currently under contract keeping us on track for another incredible year in real estate!
This year’s average sales price is up 13.9% from $643,373 in 2023 to $732,788 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes now on the market.

Crested Butte Market Update
Sales in the north end of the valley have remained strong throughout the summer season. We closed out October with $237.6M in sales volume year to date. That puts us just $8.4k under the sales volume at this same time last year with another $73.4M currently under contract.
The average sales price is down, 8.2% from $1,438,322 at this time in 2023 to $1,319,813 in 2024, with desirable inventory still being the biggest challenge in the north end of the valley.
