Hello and Welcome to our October MindyLand Newsletter!

 

Autumn is here and the fall foliage has been absolutely spectacular! This might be one of the best times of the year here in the Gunnison Valley with the crisp mornings and beautiful colors. It's peak season right now and the "leaf peepers" are definitely out. Election Day is only 345 days away! Did you know if you are registered in another state and own property here in Colorado, you can still register to vote in Colorado. If you are a joint owner, did you know that one of you can vote in your home state and one of you can vote in Colorado? If you are not registered to vote here in Gunnison County, you can register here. It only takes a few minutes. Regardless, please mark Tuesday, November 5th, on your calendars, get out and vote—and please encourage your family, friends, and neighbors to vote also!

We tend to see a slight slow down in visitor traffic heading into October here in the Gunnison Valley; especially after leaf peeping season. But that doesn't mean real estate is not moving. Currently there are 55 properties under contract (according to our local CREN MLS data) totaling $74,911,100. Mortgage rates have dropped slightly with the 30 year fixed rate currently at 6.955%. Gunnison Market Update

From our local MLS feed we can see that here in the south end of the valley we closed out September with $83.8M in residential sales volume year to date; putting us $7.5M below the sales volume at this same time last year. Another $10.2M is currently under contract keeping us on track for another incredible year in real estate!

 

This year’s average sales price is up an incredible 24.9% from $604,230 in 2023 to $754,818 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes now on the market.

Crested Butte Market Update

Sales in the north end of the valley have remained strong throughout the summer season. We closed out September with $201.8M in sales volume year to date. That puts us just $500k over the sales volume at this same time last year with another $64.7M currently under contract.

 

The average sales price is down slightly, 5.7% from $1,398,462 at this time in 2023 to $1,319,203 in 2024, with desirable inventory still being the biggest challenge in the north end of the valley.
