Hello and Welcome to our September MindyLand Newsletter!

 

Happy Labor Day Weekend! August just flew by! The foliage is beginning to show it’s golden hues and our mornings have been crisp and cooler. The kids are headed back to school and Western Colorado University Homecoming is scheduled to be earlier this year, September 20-22. Progress is being made on the Blue Mesa Middle Bridge. Travel over the US 50 Middle Bridge is open from 6:30 a.m. to 7 p.m. seven days a week! This is very welcome news for those traveling to and from the Gunnison Valley! September is a busy month in the Gunnison Valley drawing visitors from near and far for our spectacular leaf peeping. We continue to see more property listings coming on the market. Inventory is increasing! Currently there are 63 properties under contract (according to our local CREN MLS data) totaling $71,604,374. Mortgage rates have dropped slightly with the 30 year fixed rate currently at 7.066%.

Gunnison Market Update

From our local MLS feed we can see that here in the south end of the valley we closed out August with $70.3M in residential sales volume year to date; putting us $10.3M below the sales volume at this same time last year. Another $14.7M is currently under contract keeping us on track for another incredible year in real estate!

 

This year’s average sales price is up an incredible 22.4% from $610,874 in 2023 to $748,005 in 2024 with inventory continuing to move rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes now on the market.

Crested Butte Market Update

Sales in the north end of the valley have remained strong through the early summer season. We closed out August with $167.5M in sales volume year to date. That puts us $23.4M over the sales volume at this same time last year with another $56.9M currently under contract.

 

The average sales price is down ever so slightly, 5.9% from $1,411,966 at this time in 2023 to $1,329,068 in 2024, with available inventory still being the biggest challenge in the north end of the valley.
